Duties & Responsibilities

North Bay Village Building and Zoning Department is responsible for ensuring that all work done in the Village meets the Village’s code as well as the Florida Building Code and that the appropriate permits are issued either to licensed and insured contractors or under certain limited circumstances allowed by law, to homeowners directly.

The state, county, and local laws that apply to establish minimum building regulations are designed to ultimately protect the public against substandard work that could potentially be a source of serious financial and/or safety issues to the homeowner and to the general public.

All residents are encouraged to check the municipal code for applicable regulations not just before commencing any work, but also before entering into any contract for covered construction or repair activities. 

The property owner is responsible for complying with building permit requirements, which will include a process of checking on a proposed plan’s compliance with applicable codes.

NOTICE TO DEVELOPER: Pursuant to Section 151.19 of the Village Code of Ordinances, off-duty police officer(s) are required during the construction of any structure proposed to exceed three stories in height, from the time of the approval of the permit for construction to the time of the issuance of the certificate of occupancy.

Miami-Dade County DERM Review Requirements

For new buildings, additions remodeling and commercial roofing, applications must be reviewed and approved by Miami-Dade County DERM, please visit the following Miami-Dade Conty link Home – EPS (miamidade.gov)

Commercial projects must have the Miami-Dade County Fire approval.

Paving and Permeability

For permits involving new, replaced, or repaired walkways and driveways, front yard coverage calculations must be submitted, as well as perviousness specifications of proposed materials.

Online Building Permit Processing

Getting started with the online building permit processing is simple! Please find the permit package requirements list located below in the “Downloadable Forms” section. When ready, email all required permitting documents to the Building Clerk, [email protected].

In an effort to streamline the permitting process, effective April 1st, 2022, the Building Department will only be accepting applications digitally. Please call the Building Department if you have any questions (305-754-6740). 

Allowable Construction Hours

Construction is allowed in North Bay Village Monday thru Friday, 8:00 am – 5:00 pm, excluding observed holidays. If you have any questions regarding which holidays are observed, please contact the office.

Inspections

Building inspections are available Monday-Friday. Roofing inspections are available Tuesday-Friday. Electrical, Mechanical, and Plumbing inspections are available every Tuesday and Thursday. For large residential projects (more than 10 units) and commercial projects (more than 200 occupants), inspections are available Monday through Friday during allowed work times.
