North Bay Village Launches Innovative Workforce Housing Pilot Program

North Bay Village is proud to announce the launch of a groundbreaking Workforce Housing Pilot Program, designed to assist Village residents and attract essential workers to our community. The program, approved by the Village Commission earlier this year, leverages the ongoing development in our Village to provide crucial housing assistance to eligible participants.
The comprehensive program addresses the diverse housing needs of the community by offering three tiers of assistance: down payment/homebuyer assistance, utility assistance, and rental assistance. This ensures that residents and essential workers have the support they need to call North Bay Village home.
The program prioritizes income-eligible residents and essential workers, including North Bay Village police, fire personnel, Miami-Dade County school employees working in Village schools, and licensed health professionals. Here is a breakdown of the three assistance tiers:

North Bay Village (NBV) utilizes its Workforce Housing Trust funds to provide Down Payment/ Homebuyer Assistance Pilot program. The program provides financial assistance for an individual or family seeking safe, decent, workforce housing within NBV. The program assists eligible participants with down payment assistance to purchase a residential property in the village.  The assistance is provided as a loan to an individual or family and secured by a zero interest with monthly payments for 15 or 30 years.
 
Eligible participants can receive up to $30,000.
 
Priority is given to essential workers identified as follows:
  • NBV Police, Fire Department employee or general employees of NBV.
  • Miami-Dade County Public School employees working at a school in NBV.
  • Licensed health professionals working in NBV; and
  • NBV residents.
 
To apply for the program, applicants must meet the following criteria to submit an application: 
  • Read, understand, and sign program application disclosures. All program disclosures must be signed and submitted with the program application. Applications without disclosures will not be accepted.
  • Meet the appropriate income guidelines as established. (see income chart below)
  • Have pre-qualification/approval for a mortgage by an approved lender.
  • Executed purchase contract to condo unit in NBV.
  • Have not owned or had any ownership in a principal residence during the last 3-year period ending on the date of the application.
  • Purchasing a condominium unit located in NBV as a primary residence.

Application
North Bay Village (NBV) utilizes its Workforce Housing Trust funds to provide the Utility Assistance Pilot program. The program provides financial assistance to long-term owner-occupied village residents (5 years or more) on a fixed income. The assistance is provided as a loan to an individual or family and secured by a zero interest with monthly payments for 5 years.
 
Eligible participants can receive up to $1,000.
 
To qualify for the program, applicants must meet the following criteria: 
  • Resident of the Village for 5 or more years
  • On a fixed income
  • Three months of delinquent utility bills
  • Legal owner of the property
  • Property must be located in the Village.

Application
North Bay Village (NBV) utilizes its Workforce Housing Trust funds to provide the rental assistance program. The program provides financial assistance for an individual or family seeking safe, decent, and workforce rental housing within the NBV. The program assists eligible households with the required upfront rental deposit (security deposit, first and/or last month’s rent only) on new leases.  The assistance is provided as a loan to an individual or family and secured by a zero interest with monthly payments for 5 years.
 
Eligible participants can receive up to $4,500.
 
Priority is given to essential workers identified as follows:
  • NBV Police, Fire Department employee or general employees of NBV.
  • Miami-Dade County Public School employees working at a school in NBV.
  • Licensed health professionals working in NBV; and
  • NBV residents
 
To qualify for the program, applicants must meet the following criteria: 
  • Applicants must qualify for a rental housing unit or submit a lease application prior to submitting an application for assistance.
  • Applicants must meet the appropriate income guidelines as established. (see income limits chart below).
  • Property must be located in NBV.
  • Applicants must enter into a 12-month lease to qualify for assistance.
  • A lease application, lease approval or signed lease must be provided. A signed lease must be provided for NBV to issue payment to the owner/management company.
